These are the requirements for leasing one of our homes.
  1. A completed credit application. You can pre-qualify yourself by having an income of 3 times the monthly rent. Married couples and related residents over 18 may combine income, non-related room-mates must each qualify with this income amount separately.
  2. Have copies of pay stubs if employer doesn't verify salary. If self employed 2 years tax return showing your income. If you receive child support a copy of the court order stating the amount of child support received. (If this amount will be used to help qualify you financially.)
  3. Phone numbers of your landlords for the last 2 years.
  4. All of these things need to be with you at time of showing and filling out a credit application. Incomplete credit applications will not be processed.
  5. Credit application fee is $35.00 for each application. This amount must be in cash or money order. We do not take personal checks for credit application fees.
  6. Be honest about the items that will show up on your application process. Remember falsifying the application will result in your being turned down. Some times we can work through problems that show up if an applicant has been honest with us from the start.
  7. Always do a drive by on the property you are interested in and see if the location will fit your needs. Don't ask us to describe the neighborhood for you or if it is a safe family neighborhood. We cannot answer these types of questions for you because of the potential liability. You can find sites on the internet that have this kind of information.
  8. If you live out of town have some one view the property for you. We do not rent to tenants sight unseen. Perhaps a relative, friend or potential employer can view the home for you.
  9. Be sure that you have a phone number to leave if you reach our voice mail. We will not return calls to a pager. Our pagers are automatically activated as soon as you leave a message and phone calls are returned as soon as possible. However, calls after 9:00 P.M. are not returned until the next day.
  10. Some of our homes do allow pets and some do not. Please let us know up front if you have a pet. None of our homes permit the following breeds of dogs: Pit Bulls, Dobermans, Rotweilers, Chows or any mixed breed that is a near relative. Any violation will be terms for termination of the lease at tenants expense.
  11. All showings must be done between the hours or 9:00A.M. and 6:30P.M. Monday - Friday. We show by appointments on Saturday and do not show at all on Sunday. Our normal office hours are 9:00 A.M. TO 5:00P.M. Monday through Friday.
  12. Once you are approved, you will be notified and must make arrangements to come into our office to sign your lease and pay your deposit. All adults over 18 years of age must sign the lease and must be present at the same time.
