  • Marketing Your Home For Lease.
    1. We market our homes by placement of For Lease signs in the yard. We receive a huge amount of sign calls from prospective tenants.
    2. We advertise in the Ft. Worth Star Telegram Real Estate Section.
    3. We advertise on the Internet via HomeRentals.net and also RentClicks.com. This has generated a lot of email as well as phone calls.
    4. We fax availability list to other NARPM member offices in the area.
    5. We work with several locator companies as well as other Realtors in this area.


  • Qualifying The Tenant.
    1. Each prospective tenant must fill out a complete credit application. We then check the credit history, criminal background record, and rental history and employment verification. The tenant must pay for the application process.
    2. Once a tenant has been approved we sign our lease with the tenant and then at the time they are ready for move-in we do a move-in walk through with them at the property. A complete list of any defects are listed and filed in their file for comparison to move out condition.


  • Monthly Management Services.
    1. From this time on we will collect the rent each month, handle tenant problems, schedule occupied viewings, handle lease renewals, and schedule move out walk through with vacating tenants.
    2. We send out monthly-itemized statements to our owners along with their checks less any maintenance cost and fees on the 15th of each month.
    3. Year-end statements are sent in January along with 1099's for tax preparations.
    4. We do regular drive by viewings of our properties as well as interior walk through of the properties. These enable us to catch preventative maintenance problems as well as monitor how the tenants are caring for the homes.
